No. VOBRE does NOT charge a fee for each real estate transaction that goes through the system.

How many people can use an account?
Subscriptions�are for one (1) active licensed real estate agent only. Accounts cannot be shared. HOWEVER, if you have a transaction coordinator, he/she will get her own login for free.
Are there any restrictions on Unlimited Accounts?
Incoming calls into the call capture system are unlimited. Outbound forwarding calls longer than 2 minutes are subject to 5 cents a minute rate.�The fax service cannot be used as a scanner.
How do I cancel my subscription?
To cancel, you must provide written notice of your cancellation before 5:00pm Pacific Standard Time of the last day of your subscription term. If you don't cancel, then your subscription will automatically renew for the next term on the same terms. Your credit card will automatically be charged on the first day of the renewal term. Just send us an email or give us a call. We are very good with you cancellation requests.
Can I pay you with a paper check?
No. To manage our accounting, we require all users to pay with a credit card. We accept Visa, MasterCard, American Express, and Discover. HOWEVER, we do periodically make exceptions, especially if you pay a year in advance.
If I have my own web site, can I still use VOBRE?
Yes
Can I subscribe a la carte to the individual services of VOBRE?
No.�However, our prices are so low that even if you use just one component of VOBRE, you are getting a great deal.�
Do you share the information in my transaction files with anybody?
No. The only people who can view the information in your transaction files are the people to whom you have given access rights, and each party controls who views documents in its possession.
What is the concept behind VOBRE sponsored versions?
We allow third party sponsors who work in your industry to make themselves
known to you in a non-intrusive manner. As a result, you, the agent, get the VOBRE system for free.

Am I obligated to refer business to sponsors?
Absolutely not. You can refer business to any service provider you work with.
Who are the sponsors?
Sponsors can be mortgage companies, title companies, escrow companies, appraisers, inspectors, or other service providers that help real estate agents in the closing of the transaction.
Why do sponsors wish to be on VOBRE?
Sponsors are paying for the opportunity to make their services known to you. They hope to get business leads.
What is a sponsor business lead?
Here are some examples: A lead would be your referral buyer. Another example would be a person who goes to your VOBRE website or virtual tour and sees the sponsor's information on your website or tour. In addition, if somebody calls your 800 Voice Number to listen to a property description, the sponsor will also get that lead to promote its services.
What access to my VOBRE information will the sponsor have?
The sponsor WILL NEVER HAVE ACCESS to any data in your VOBRE system unless you decide to share that data in order to collaborate with the sponsor and facilitate the closing of the transaction. They will only have access to information that you provide in a referral or to information that the lead provides to the sponsor.
Will the sponsor pay me for a referral?
No. Sponsors will not pay referral fees.
How do sponsors help me?
They provide you quick answers to important questions. For instance, a mortgage company will sponsor the VOBRE finance center, which is an area within the transaction management system. The mortgage company provides you with access to current interest rates, which can help you when writing purchase contracts or when you need to answer your clients' questions about loan rates. If you need to prequalify your client or need to obtain a pre-approval, the sponsoring mortgage company can easily do this through VOBRE technology. As with any sponsor, VOBRE sponsors are looking to establish brand identity. They are looking to generate new business.
If I decide to upgrade to a paid VOBRE subscription, can I do so?
Yes. You can upgrade to a paid subscription at any time without losing any information or photos that you already have in the system.
What is your philosophy behind your website designs?
We believe that a website is simply your online business card.� It is a place that you direct people to go to learn about you and your listings, but it is not the lead generator the way that some website development companies would have you believe.� The truth is that people find your website because they see the web address on the business cards you pass out or on your advertisements you place. A good website should be simple, clean, easy to navigate, easy to setup and customize.�
Why is there a user name and password logon section on my website?
Two reasons.� First, you can log into VOBRE through your website instead of going to VOBRE.com. Second, your clients can log into their own secure transaction management platform where they can manage their transactions, including viewing documents, completing a loan application, ordering a credit report that imports into the loan application, and forwarding the loan application and credit report to your preferred mortgage companies.� The mortgage companies can access the loan application and credit report in .pdf format, HTML format, XML format, and Fannie Mae format.�
Can I use my own personal web site address (domain name) with my VOBRE site?�

How can I set up my listings on the service so that I can keep track of them?
You can set up both sale and lease listings. You can also generate reports to see how many listings you have, how long each has been active, how long before they turn to purchase or lease transactions, etc.
How long does it take to setup a real estate purchase transaction?
Assuming you have already set up your default or favorite vendors, and assuming you have all relevant transaction information in front of you, you can set up a purchase transaction and order vendor services in a few minutes.
When a client is setup, does some of the redundant data populate the other documents?
Yes. For example, if you are a real estate agent representing a buyer, and the buyer uses a mortgage company who is also using the system, the purchase price, borrower's name, the subject property address, etc. will automatically populate the loan application. Plus, if you had pulled a credit report on the buyer when shopping for homes, the credit report will automatically fill out the liabilities section of the loan application. Plus, the mortgage company will automatically have access to the credit report.
Are you an approved vendor with Realtor.com?
Yes.
How do I link a tour to my Realtor.com listing?
You will be able to do this through the listing syndication module of VOBRE.
Do provide non-branded MLS versions of the Virtual Tours?
Yes.�For no extra charge, you can automatically create an MLS non-branded version.�
Do your Virtual Tours work on smartphones and tablets?
Yes. In fact, if a person calls your 800 Call Capture system, a mobile tour can be sent on demand to the caller's cell phone.
How can the voice system help me get new listings?
Showing a prospective seller your marketing strength is a great way to get the listing. Before you go into a listing appointment, record a property description on your voice system.� During your listing presentation, let them know that anybody passing by the house will see the For Sale sign with information on a recorded property description.

Demonstrate the advanced technology by having the homeowner call your toll free number and select the correct prompt for the audio description of his/her house. Immediately, while the homeowner is listening to your recording, your cell phone begins to beep; you just received a text message from your voice system. How is the voice system a lead generation tool?�

You receive all messages as a .wav audio file that you can listen to when you log into VOBRE or check your email. You can also call your toll free number, put in your personal identification number (PIN), and listen to your messages.
Do I need special software to listen to my message?
No. Almost every computer comes with software already built in to listen to a .wav file, which is the most common computer audio file used.
What phone number will I get?
You receive a toll free number so that the people who call you are not charged for the phone call. By having a toll free number, you present a certain level of sophistication and professionalism and also convey that you are not limited to representing clients in only one geographic area.
Can I choose my toll free number?
You may choose a number from our extensive pool of numbers.
Can I use an existing toll free number that I have?
Yes. This is called porting a number to us. If you have another toll free provider and wish to cancel that service, contact us for porting instructions. You should not cancel your service until you have contacted us. We can only transfer a number to our service while your other service is still active.
How many voice minutes do I receive a month?�
It depends on your subscription package.
If I run out of my allotted voice minutes, can I buy more?
Yes. A block of 100 voice minutes costs $10.00.�
Do unused voice minutes�that I get with my month-to-month subscription roll-over to the next month?

How do I get notification that I have a voice message or that somebody listened to a property description?
By personalizing your settings, you get to choose how you receive notifications, through email and/or text message. The email you receive includes the message audio file so that you don't have to log into the system to hear your message. Plus, if you want somebody else to listen to the message, you may forward the email to that person.�
What is call forwarding-follow me around?
We allow you to input multiple call forwarding numbers in the system. We also allow you to indicate how many rings each forwarding number should receive before the call is forwarded to another forwarding number or to voicemail.� For example, you can program the system to have a call go first to your office phone and, if don't pick up, then to your cell phone, to your home phone, to your assistant, and then to your system voicemail. Conversely, you can just let your cell phone voice mail pick up the call.�
Can I set up audio recording for my property listings?�
Yes. You can easily record and make available to your callers detailed audio descriptions of your listings.� Customize your notifications for email and/or text message so you know right away that someone listened to a property description. Your voice system will send you a message with the caller's ID (name and/or telephone number), and on which property the caller was inquiring.
How many extensions do I get?
You are not limited to the number of extensions. With property description extensions, you get 999 extensions.
Can my transaction vendors fax or upload documents directly into the transaction file?
Yes.�They can easily fax in documents to your toll free fax number. If they use they barcode coversheet that you provide them, their faxes will be directed automatically into your transaction. In addition, each of your vendors has access to their own secure VOBRE login where they can not only upload documents directly into your transaction files, but also see the details of the document request orders you have sent them.
Is there a cost for vendors to use the systems?
No. VOBRE is free for your vendors. All vendors will be able to receive order requests and upload documents to the system for you to access.
I want to continue to work with my preferred vendors.� Can any vendor use the service?��
Yes. Any of your preferred vendors can use the system to receive and satisfy orders you make. In fact, your relationship with your vendors can be strengthened because the system will enable them to do their job better and more efficiently.�
Can I allow a buyer to complete a loan application and order a credit report in order to expedite the closing process?
Yes.� If you do loans, you can access this information. Alternatively, you can work with one of VOBRE's approved lenders.
Can I receive a text message or email when an appraisal comes in or a key date has changed?
Yes. The VOBRE notification system allows you to be notified via text message and/or email when an important event in the transaction is about to occur or has already occurred. You can customize your notification preferences within the system.
Can I send messages through your system to somebody who is not using the system and still keep a running history of the email /message thread?
Yes.
How does compliance management and templates work with VOBRE?
With VOBRE, we allow you to set up your own compliance protocol. This is done through our templates manager. You can set up templates for every type of transaction that can be used over and over again. Not only does this save time, but it creates consistency for your transactions. You can set up to do templates, key date templates, contact templates, vendor services templates, and document/disclosure templates. With the document/disclosure templates, you can set up signature and initial checklists to insure that all forms have been correctly disclosed and signed.
How do I receive my faxes?
You receive all faxes as an Adobe .pdf document to your email address and accessible when you log into VOBRE.
Can I choose my toll free number?
Yes. You get to choose a number from our pool of numbers and the people who send you faxes are not charged anything to fax a document to you.

Where do I retrieve faxes that are sent to me?
The faxes are sent to your email address and delivered to your VOBRE in-box.

How do I know what is going on with my transaction?
Just log into VOBRE. That is the beauty of VOBRE Transaction Coordination Services. We own the proprietary VOBRE transaction and collaboration platform. You are able to view your calendar of key dates, receive notifications of to do items and completed items, and view all documents, reports, and transaction logs online in your VOBRE account. In addition, you will be able to contact your transaction coordinator at any time.
How often is my file information updated?
It is updated as information is received. Your on-line file should always be current!
Who else has access to my transaction information and documents?
VOBRE is a collaboration platform. You can share or deny access to any transaction participant, including other agents, clients, or third party service providers. Each will receive a unique login to VOBRE.
Will I have one or more coordinators?
You will have one managing coordinator who handles all of your transactions. The managing coordinator may have people on his/her team that are under his/her supervision. The team concept works great because there is somebody always available to work on your file. The team members work together to make sure your deal is handle in a timely manner. We use highly trained coordinators only, many are also real estate agents.
How do I contact my coordinator?
You can always email, call, or communicate through the VOBRE platform.
Are my files confidential and secure?
Yes. You control what other transaction participants can access the transaction information. You are in control.
Will my completed transaction file contain all the DRE, CAR and my broker's required forms?
Our job is to make sure that we obtain all the required documents and signatures THAT YOU TELL US TO OBTAIN IN ADVANCE. The powerful VOBRE technology enables you to set up in advance, with our help, templates for each of your transaction types.
What are transaction templates?
For any transaction type, you can set up task templates for yourself and other team members or transaction participants; you can also set up workflow events that occur on key dates in your calendar; you can establish in advance what transaction critical documents are required, including which parties must sign them; further, you can establish in advance what vendor services are required and which vendors you use. We will help you set up your VOBRE settings.
Is there a cancellation fee if a listing does not sell?
Yes. We do not work on a contingency fee. The transaction fee begins once escrow is opened. In the event of cancellation, the fee is prorated as follows: from day 1- 17: $25, from day 18-31: $50, from day 32 onward: $75. There is no fee for a listing that does not go into escrow. If a transaction cancels, VOBRE invoices the canceling party in escrow. If payment is refused, the hiring agent is invoiced and responsible for payment. Please review the Transaction Coordination Agreement.
Do I receive a copy of the transaction file?
You receive a transaction file in CD form for you. You also receive an additional copy of transaction documents for your client in CD form.
How can I order a duplicate transaction files?
A duplicate paper or CD file can be ordered. It is $25.00 for a hardcopy and $10.00 for a CD. Please contact us directly if you would like to have a duplicate made.
